Market Research Analyst

Alpha Business Center, LLC is seeking a Market Research Analyst to work in Malden, MA.

Job Description:

Conduct research focusing on the real estate markets for clients and in-house analysis for company owned real estate project and regular leasing market analysis. Specifically,

• Perform comprehensive analysis of local and regional real estate markets to forecast market conditions and trends using data extracted from multiple sources including MLS (Multiple Listing Service), SQL server database, and media campaigns;
• Based on client’s specific sale or purchase requirement, conduct CMA (Comparative Market Analysis) to predict specific house market value using statistics and data mining techniques such as linear regression;
• Analyze clients’ profile and characteristics through data mining techniques such as Principal Component Analysis and Cluster Analysis, using Excel, SAS, and R; devise strategies for clients by uncovering insights gained through client surveys and interviews;
• Determine the rent for vacancies at company owned project by analyzing the commercial and residential rental markets in Malden, Massachusetts and considering factors such as demand for similar properties nearby and changes in rental price and amenities;
• Conduct and update company business plan regularly and perform on-going company competition analysis and advise on business strategy development by analyzing from industry rivalry, threat of new entrants, bargaining power to buyers, threat of substitutes among other factors;
• Interpret and convert complex research results and findings into graphs and written reports to management team for business improvements and set business strategy for next season.

Job Requirement:

Master’s degree in Market Research or Marketing Analytics.
